What does commercial property insurance cover?

Commercial property covers your building (if you own it), business personal property (everything inside that's used to run the business — equipment, computers, inventory, furniture, clinical supplies), and certain outdoor improvements. The policy responds to direct physical loss from covered perils: fire, smoke, windstorm, hail, vandalism, theft, water damage from burst pipes, and vehicle/aircraft impact. Coverage is structured in three forms: basic (named perils only), broad (longer named-perils list), and special/all-risk (all causes of loss except those specifically excluded — the most comprehensive and the standard for any meaningful business). Floods and earthquakes are typically excluded from all three forms and require separate policies or endorsements.
